Jobsite Location: Airport facility in Chicago, Illinois

Project Scope: 11,341 square feet of asphalt removal and replacement of deteriorated areas followed by 6,000 linear feet of cracksealing, 85,000 square feet of sealcoating, and striping.

S.C.A.L.E. Guide Score: Lot was a “C” grade according to our S.C.A.L.E. Guide due to significant wear and tear caused by high traffic volume on a daily basis. Pothole damage and fatigue cracking were evident throughout.

Duration of Project: Based on the scope of work, this project spanned the course of 3 days.

Procedure: Asphalt removal and replacement is the most effective form of repair for deteriorated pavement, which was the case for this parking lot. This procedure consists of saw cutting the perimeter of each affected area, removing the deteriorated asphalt, and re-compacting the base. A tack coat primer is then applied on the vertical edges of the patch to allow for proper bonding with the existing asphalt surface. Finally, new asphalt completes the procedure, and is usually installed in two lifts. In this case, asphalt removal and replacement was followed by cracksealing, sealcoating, and striping.

Since the opening of our Denver branch office in August 2008, our name and brand recognition has increased exponentially in the West region. This is due, in large part, to the efforts of our sales and operations teams based in Colorado’s capital city.

Check out what the branch has been up to recently in the Mile-High City:

-We have recently been awarded contracts on multiple locations for a national pizza chain, headquartered in the West

-Presently, we are managing just over 75 projects and climbing

-Current high-profile jobs include work for a national equipment rental company, a leading home-improvement retailer, and a national movie theater chain headquartered in the West

-With our new presence in the Denver market, we are beginning to see more local/regional leads and requests from Churches, Office Buildings, Daycare Centers, and Shopping Plazas

Stay tuned…more updates will follow. In the meantime, if you have one or multiple properties in Denver or the surrounding area, please remember that our expertise is closer than ever before. Call 303-745-4100.

Looks like summer is winding down quickly – the kids are back in school and you’re planning that Labor Day party! Where did the time go? In the Chicago-land area (and other cold-weather climates), there are some things to keep in mind as the weather begins to change.

If you are thinking about sealcoating, better sooner rather than later, my friends. Why, you ask?

Here’s why:

-Once Autumn hits, we have less daylight hours and the evenings are cooler, which translates to a longer cure time

-The leaves start changing, and then start falling – all over your fresh sealcoat. And they stick!

-Historically, here in the Midwest we tend to have more precipitation in the autumn months, which means less available work time

-All of these items affect when you, your customers, staff, or residents can have access to the parking lot

Once we are in the thick of the winter season and the snow falls, we do provide the following services, in case you are in need of an emergency repair:

-Pothole filling

-Infrared asphalt repair on troubled areas

-Snow plowing

Fresh Sealcoat: University

Fresh Sealcoat: Retail

This week we’re taking you to the heart of Naperville, Illinois, for a closer look at RePLAY™ installation!

Our Saviour’s Lutheran Church

We’ve discussed RePLAY™ in previous posts. As a refresher, RePLAY™ is a pavement rejuvenator designed to penetrate up to 1.25 inches of the asphalt introducing new SBS polymers, reducing permeability, and thus reversing the natural oxidation process. It is a cost-effective way to maintain and improve your parking lot or roadway. RePLAY™ is also considered to be a “Green” product, which is where we’ve mentioned it before on our blog. While most pavement maintenance products are petroleum or coal tar-based, RePLAY™ is a bio-based material derived from soy beans, a renewable resource. In addition to being carbon negative, RePLAY™ also has the added benefit of producing a gray surface color (rather than jet-black), which helps mitigate the Urban Heat Island Effect.

Project Fast Facts

Job Site Location: Our Saviour’s Lutheran Church in Naperville, IL

Project: Cracksealing and lot marking followed by RePLAY™ application

S.C.A.L.E. Guide Score: Lot was a “B” grade according to our S.C.A.L.E. Guide

Duration of Project: Clean-up to completion lasted approximately 4 hours. Due to the rapid cure time, the parking lot was re-opened about 30 minutes after completion.

Why RePLAY™: RePLAY™ was a great fit for Our Saviour’s since the pavement had never been sealcoated before. The faster cure time was especially convenient for the employees and members of the congregation. As an added bonus, RePLAY™ is an environmentally-friendly alternative!

Procedure: Prior to RePLAY™ installation, the parking lot was cracksealed and striped. Next, the parking lot was cleaned of all loose dirt and debris. RePLAY™ was then applied via a specialized spray system designed by BioSpan Technologies, Inc., the manufacturer of RePLAY™.

Supporting charitable programs and reaching out to the surrounding community is of tremendous importance to all of us at Rose Paving.

For the last several years, our employees have and continue to volunteer at Chicago-land Ronald McDonald House® locations to make dinner for the guest families. We like to volunteer several times per year, and we usually get a different variety of people to participate each time. What we notice most is that, once someone joins us for the first time, two things happen: they can’t wait to tell their friends and family about it and they usually end up volunteering for the next outing.

Some houses call it “Meals from the Heart,” and others call it “Food for Folks,” but the purpose remains the same. The families that stay at the houses have seriously ill children at the nearby hospital, and oftentimes don’t have time for a warm meal. After a long day by their child’s side, we give them the home-cooked meal they have been missing. This is just one way to give these families the “home away from home” they need. We’ve whipped up some down-home goodness like mac ‘n’ cheese and baked beans, as well as Mexican-inspired dishes, grilled favorites, and homemade pizza!

Looking out on a parking lot that has been newly resurfaced or recently striped, you may not realize the hours of prep work that went into revamping that space. It’s more than likely that at least a dozen people – from the early planning phases to the actual execution of the work – helped ensure that your project was a success. The key person in that mix is the Project Manager.

To give you a better appreciation of the Project Manager’s responsibilities, we interviewed Bill Keller, one of the Regional Project Managers at Rose Paving.

What time does a typical day begin for a Regional Project Manager?

Our days start at 4:00am. We’re checking the weather to determine whether or not the scheduled jobs for that day are “a go.” By 6:30am, we’re on our first job-site.

How many hours are in an average day for Regional Project Managers?

Roughly 12 hours

What do your daily responsibilities consist of?

My job is a combination of office work and tasks “in the field.” Project Managers attend weekly meetings, schedule jobs, and approve invoices while in the office. A big part of my job as a Project Manager is to communicate frequently with our customers and answer any questions regarding jobs scheduled to begin or recently completed. We attend pre-construction meetings with customers, post-job evaluations, and often work with members of the sales team to help prepare bids.

How many miles would you say you drive to-and-from job sites in an average day?

100 miles per day

How many hours do you work in a typical work week?

There are jobs in progress 7 days a week, 24 hours a day. If we have a job going – meaning a work order in our assigned territory – then we’re on-call 24/7 to manage that job. We try to have at least one day off in a given week!

What do you like best about your job?

Being out on job sites where I’m able to manage my own jobs, and interact with customers and crew members.

What skills are necessary to be a good Project Manager?

Organizational skills, strong people skills, and a positive attitude. We work such long hours in the summer and wear many different hats; having a positive attitude can go a long way.

Is there anything in particular we should know about Project Managers but don’t?

The entire Operations Team as a whole is a very close-knit group. Together, we will do what it takes to get the job done.

As a kid, summer meant freedom from school and relaxing during long, hot summer days. As an adult, summer doesn’t affect much in our day-to-day routine. But, one thing remains the same—the heat! Whether you live on the East coast, West coast, or somewhere in between, you can count on summer to sizzle.

This is especially true in our industry. Working with hot-mix asphalt can mean sweltering conditions in summer. For a brief respite, our employees recommend the following destinations to walk along the beach, lounge poolside, or simply enjoy indoor activities in the cool A/C.

1.	Monterey and Modesto (CA) for the rocky shorelines and awesome sunsets. Monterey has a great aquarium and Yosemite is close by with picturesque walks with spectacular waterfalls. —Anita, Accounting
2.	Las Vegas for plenty of sunshine, great food, and free drinks, all with absolutely no concept of time! —Ryan, Special Projects
3.	Orlando for Disney World because it brings out the kid in everyone! —Teri, Regional Administration
4.	Hawaii (anywhere on the island) for the weather, of course, and activities such as snorkeling, scuba-diving, and parasailing. —Josh, National Project Management
5.	Northern Wisconsin for year-round outdoor recreation including golfing and just plain relaxing. —Pete, Regional Sales

As for me, when I was little, my family would vacation in Wisconsin Dells with another couple and their children. It was such a great experience that I now take my family on vacation with other friends and their kids. This summer we’re renting a beach house in Nags Head, North Carolina.

Have you traveled to any of these locations during the summer? If so, tell us about your experience. Or, let us know your favorite hotspot. Until then, stay cool!
