Before we don our green attire and celebrate all things Irish, there is another event we plan to enjoy.  On Sunday, March 7, Rose Paving will be in attendance as the 46th Annual SPECS (store planning, equipment, construction services) show kicks off its 3½-day program at the Gaylord Palms Hotel in Kissimmee, Florida.  Although retailers and vendors may not find a “pot-o- gold,” there will be plenty of value to gain by participating in workshops and networking activities centered on retail store development.

Our team members are excited to reconnect with their existing clients and meet new retailers at this jam-packed conference and exhibition.  We’ll be at our booth—number 400, in classes, and at all the events to learn, share ideas, and cultivate relationships.  For more information, please visit www.specsshow.com.

Temps reached over forty degrees this weekend in Chicago!  Even with a little rain, what a great feeling!  Spring is coming!  Are you ready?  Is your property ready?

Preventative parking lot maintenance not only serves to beautify your property, but it is a solution used to prevent further deterioration of a parking lot.  After a long winter, your pavement has probably weathered many storms.  Now is the time to make some improvements.  A well-maintained parking lot will have a positive impact on all tenants, customers, employees, and the bottom line, which is especially helpful in today’s economic climate.Pic for 3-10 blog_Jewel-Osco Frankfort Crossings 051

So, how can you make a great impression with your pavement?  Sealcoating is one of the most noticeable ways to improve curb appeal.  When covered with a dark black sealant, pavement looks and wears like new.  A sealcoat consists of either coal tar pitch or asphalt cement mixed with inert fillers, water, emulsifying agents, or additives.  Applied in thin coats, pavement sealing is used to protect off-highway pavement surfaces against gasoline, oil, salt, water, and ultraviolet rays.  There are also many eco-friendly alternative coatings that enhance solar reflectivity and are very cost effective.

Potholes, potholes, potholes!

potholeHave you ever driven to the grocery store to pick up the main course only to find yourself in the middle of an obstacle course once you arrive?  Potholes in the parking lot can be a very frustrating and dangerous situation.  And, they seem to appear every year at this time!  Why do you ask?

Water that has seeped through cracks and remained trapped beneath the surface of your parking lot has expanded and contracted all winter long with varying weather conditions.  Most likely, this has resulted in crack widening and, in some cases, the formation of large potholes.  With little or no snow cover remaining, all of these unsightly conditions are now more apparent than ever before!

Because of their size and depth, potholes are a huge liability (not to mention a huge eye-sore, which may even drive customers away from your business).  The best thing to do is inspect your lot carefully to identify defects and prioritize repairs.  A large pothole in a drive lane, for example, will take priority over a crack in a loading zone behind a building.

Address potholes on your parking lot quickly as they will cause extensive and costly damage to surrounding pavement the longer they exist.   And, beware of temporary fixes to potholes.  The proper repair involves removing and replacing the asphalt to ensure a long-lasting and safe driving surface.

Just one week ago, Rose Paving hosted our 11th Facilities Maintenance Conference in Downers Grove, Illinois. This half-day event educated facility and property management professionals from all over the country about sustainable strategies for success as well as methods to maintain pavement and delay structural repairs.

Our team thoroughly enjoyed visiting with our clients and learning more about their challenges.   It was also a great opportunity for everyone in attendance to network with their peers.

Highlights from the day included a panel discussion with industry experts Chuck Sampey of Illinois Sports Facilities Authority, Melissa Jones of CB Richard Ellis, and Ernie Wong of Site Design Group, Ltd.  These seasoned professionals answered several questions about sustainability, obtaining LEED credits, and ways to budget for repairs that benefit the environment.  The conference closed with a hilarious hour of comedy delivered by John Caponera, Chicago’s very own veteran comedian and TV star.

We hope everyone gained valuable information about permeable paver bricks, solar reflective coatings, porous asphalt, and other sustainable parking lot solutions including general maintenance techniques and repairs for existing pavement.  Stay tuned for the next FMC!
