A Closer Look at Concrete Repair

Concrete is one of the most important construction materials used in a variety of site structures – especially parking lots!  Well-designed and properly applied concrete offers exceptional durability and long life in any structure.  However, concrete ages too.  In fact, once the mix has been laid and dries, the aging process begins.  As concrete progresses through its life cycle, cracks and holes may form.  Without ongoing maintenance, water may enter through these openings and undermine the substrate.  The most effective form of concrete repair is to remove and replace the deteriorated area.

Settling of poorly compacted fill and/or freezing and thawing of the sub-grade are common causes for concrete instability.  Removing and replacing deteriorated or damaged concrete is imperative to keep structures in top condition, alleviate potential liabilities, and project a positive image on your property.  Concrete removal and replacement can be performed on sidewalks, stairs, curbs, gutters, dumpster pads, dock pads, parking bumpers, walls and ramps.

Project Spotlight

DSC_0021_v2For this week’s Project Profile, we’re taking you to the Windy City for a concrete and brick paving job.  The project takes place at a condo building on Chicago’s North Side.

The first phase of the project consisted of removing all existing concrete and pouring new concrete along the front entrance.  Phase two of the project consisted of brick installation.

Project Fast Facts

Jobsite Location:  High-rise condo building on Chicago lakefront 

Project Scope:  3,600 square feet of concrete removal and replacement at front entrance drive 8-10” deep; sandblasting and shot blasting curbs and sidewalks; framing, grading, and pouring new concrete 8” in depth; and 1,340 square feet of brick installation.

Duration of Project:  Based on the scope of work, this project spanned the course of 11 days.

Procedure:  Areas of cracking and patches along the main entrance were removed by saw cutting the perimeter.  Excavated material was then removed from the job site and disposed of at a legal dump site.  Curbs and sidewalks were then sandblasted and shot blasted to remove paint, dirt, and debris, followed by some minor curb repairs.  Next, the exposed base material was re-compacted using a vibratory plate compactor to ensure a solid base for the new concrete.  Concrete was then formed and poured over the area to the appropriate 8” depth.  This project utilized a special concrete mix called High Early Strength Mix which cures almost entirely in three days.  With this mix, traffic can be permitted back on the surface earlier than conventional concrete mixtures which can require a curing process of at least four to seven days.

After the concrete cured, brick pavers were installed directly in front of the main entrance to enhance curb appeal.  Unilock® bricks from the Belpasso® collection were utilized for this project.
