Asphalt Milling: Video

In severe cases of asphalt failure, a long-term and cost-effective solution is to resurface the asphalt pavement (also referred to as overlay).  If you notice grade depressions (standing water on the pavement) and/or large sections of alligatored areas (interconnecting cracks forming a series of blocks resembling an alligator’s skin), it is a good idea to have your pavement resurfaced.  In areas requiring the resurface to tie into other existing surfaces (i.e., concrete, etc.), asphalt will be milled and replaced to allow proper depth and transitions.  An asphalt milling machine is used to remove an appropriate depth of pavement in a grinding process.  The spoils can then be hauled off and recycled.

Safe From Harm: Taking Steps to Winterize Your Parking Lot

Winter is a season enjoyed by all for holidays, family, and delicious meals.  At this time of year, many people combine all three by gathering at their favorite restaurant.  To earn their business, your food and facilities must maintain a five-star rating.  If your restaurant is located in a cold winter climate, for example, your heating systems might need extra service and attention.  A less obvious area, however, is your parking lot.  Even though it might be covered in snow, your pavement should not be buried on your checklist. Regardless of your restaurant locations, asphalt and concrete repairs can and should be addressed throughout the winter months to prevent the spread of problem areas and to mitigate potential liabilities.  After all, just one slip-and-fall injury could result in costly litigation, increased insurance premiums, and worst of all–a tarnished image.

The following procedures and treatments can be performed on your parking lot this winter.  Understanding your options will help you to make better decisions concerning the maintenance of your restaurant parking lots during cold-weather months and it will help you budget for long-term repairs in the spring.

Patching

Depending on the size, severity, and geographic location, potholes may be patched or the area may be removed and replaced. If your parking lot is located in a mild winter climate and hot-mix asphalt (HMA) is readily available, removal and replacement is the best, long-term solution and it can be completed right away.  However, if your parking lot is located in an extreme winter climate where harsh weather conditions and/or the unavailability of HMA are factors, treatment with cold patch can be completed as a temporary repair.  Cold Patch is a pliable material that can be placed loosely in a pothole, regardless of ambient temperature, and then compacted by vibratory plates.  Before application, the area must be clean from debris and there should be no water in or around the area.  Once applied, cold patch material has enough density to remain in the pothole, but it is not recommended as a long-term solution because it does not address the root problem.  In the spring, all areas that have been patched over winter should be thoroughly inspected by a reputable parking lot maintenance specialist to uncover the true source of the pavement defect in order to determine the right repair. Infrared asphalt technology is an effective solution for critical repairs to your asphalt surface. This unique method blends hot-mix asphalt right in with the original and then compacts the area to create a seamless restoration.   If you notice potholes — especially in high-traffic areas, pavement heaving or uneven surfaces surrounding catch basins (this is a common problem resulting after several freeze-thaw cycles), or rough surfaces in drive lanes or parking stalls, it is a good idea to consider infrared repair.

A Closer Look at Lot Marking

Striping a newly paved parking lot is important for two main reasons–aesthetics and safety. The color contrast of a newly striped lot is attractive and promotes a positive image for the property. More importantly, striping serves to direct people safely around the parking lot by designating drive lanes, fire lanes, ADA-accessible areas, crosswalks, and parking spaces.

Striping over various surfaces requires different materials.  For example, striping over fresh asphalt or sealer requires a water-borne coating.  These paints are typically formulated with lead-free pigments and do not contain any “active solvents.”  Striping over concrete substrates requires chlorinated rubber paint for optimal adherence.  These paints are essentially a modified alkyd with strong solvents to promote adhesion and disperse the chlorinated rubber.

Paints should be applied using an airless striping machine at a minimum of 13 mil wet film thickness to ensure long-lasting, high-quality lot marking.  Typical drying time is 30 minutes; however, traffic should remain off the lot for at least one full hour.

A Closer Look at Sealcoating

Sealcoating is one of the most important elements of a pavement management plan.  A sealcoat consists of either coal tar pitch or asphalt cement mixed with inert fillers, water, emulsifying agents, or additives.

Sealcoating should be considered for a variety of reasons.  First and foremost, it protects and prolongs the life expectancy of your parking lot.  It accomplishes this by sealing over the liquid asphalt cement that holds together the aggregate and small fines within the pavement.  The sealant prevents the surface from becoming porous and separating along seams and end cracks.  Sealcoating also enhances the aesthetic appeal of a parking lot.  Over time, the surface of asphalt pavement oxidizes and becomes gray or faded in appearance.  Sealcoating provides a vibrant black finish that nicely contrasts with striping, clearly distinguishing pavement markings.
