Rose Paving Special Projects Update

The Special Projects Division here at Rose Paving has been very busy.  Recently, a new Estimator and Regional Account Executive joined the team.  Welcome Jon Rae and Roger Sassen!  Check out their bios here.

Jon and Roger will aid our Director of Special Projects & Engineering, Larry Briar, P.E., with jobs like the design/build we recently completed at Resurrection Health Care in Des Plaines, IL.  The SPD team turned a complete green space into a brand-new asphalt parking lot, complete with an underground storm sewer, new landscaping, and new lighting.  The 17,400 square-foot space also involved mass earthwork and a relocated outdoor employee break area.  Stay tuned for more information and photos on this project in an upcoming real estate publication!

 

Speaking of health care facilities, we would like to wish all the amazing nursing professionals a very happy National Nurses Week (May 6-12, 2012)!  Our amazing hospitals and health care facilities could not survive without you.  Thank you for all you do!

Asphalt Milling: Video

In severe cases of asphalt failure, a long-term and cost-effective solution is to resurface the asphalt pavement (also referred to as overlay).  If you notice grade depressions (standing water on the pavement) and/or large sections of alligatored areas (interconnecting cracks forming a series of blocks resembling an alligator’s skin), it is a good idea to have your pavement resurfaced.  In areas requiring the resurface to tie into other existing surfaces (i.e., concrete, etc.), asphalt will be milled and replaced to allow proper depth and transitions.  An asphalt milling machine is used to remove an appropriate depth of pavement in a grinding process.  The spoils can then be hauled off and recycled.

Jobsite Location: A 495,454-square-foot industrial facility (Home of the new distribution center for Electrolux, a Swedish-based global appliance manufacturer) in Minooka, IL

Project Scope: 62,524 lineal feet of striping, 11,665 polyurethane characters, and 31,262 square feet of acrylic clear coat concrete sealer.

Duration of Project: Based on the scope of work, this project spanned the course of 10 days.

Procedure: We had a big task with this MASSIVE industrial facility!  The single-story distribution center features 32-foot ceilings, 162 exterior loading docks, and four drive-in docks.  Work kicked off with layout and striping 2,233 product bays and 11,665 characters.  Once the striping was complete, an acrylic clear coat was applied to seal the concrete.  Rose Paving was contracted by Kenco Management Services to provide identification markings for product storage at the facility.  Products at the distribution center are dispersed to retail stores throughout the Midwest.

Rose Paving Co. Completes 970,463 sf of Parking Lot Improvements for 7-Eleven® Stores

Bridgeview, IL (September 2011) – Rose Paving Company has completed 970,463 square feet of parking lot enhancements at 7-Eleven® locations in the northeastern United States.  The project spanned the course of five weeks.  Work ranged from 2-inch mill and overlay to full parking lot reconstruction at more than 75 7-Eleven stores in Maryland, New Jersey and Virginia – all while stores remained open.

“Our national purchasing power was instrumental in making this overhaul a success,” said David Rivers, Rose Paving director of national operations.  “7-Eleven saw the value in completing paving improvements to multiple properties at once, rather than as individual projects occurring separately over time, which helped to save money on materials and resources.”

Rose Paving was contracted by Powerhouse Retail Services, which managed renovations for the world’s largest convenience retailer.  Remodels for the more than 1,000 7-Eleven stores on the East Coast included, in some cases, upgrades to both building interiors and exteriors.  Rose Paving performed all parking lot repairs in two phases to keep stores fully operating while the work was done.  Parking lot sizes varied from 5,000 to 25,000 square feet. Project Spotlight: U.S. Cellular Field

Jobsite Location: Parking lots D & E at U.S. Cellular Field (Home of the Chicago White Sox) in Chicago, IL

Project Scope: 420,000 total square feet of asphalt resurfacing with underlayment fabric and lot marking.

S.C.A.L.E. Guide Score: Both lots were a C grade according to our S.C.A.L.E. Guide, due to significant wear and tear caused by high traffic volume.  There were also significant drainage issues.

Duration of Project: Based on the scope of work, this project spanned the course of 5 days.

Procedure: This parking lot rehabilitation kicked off with resurfacing – in which prepping, edge milling and installation of underlayment fabric began on days 1 and 2 for both lots.  Asphalt resurfacing is a cost-effective structural repair for parking lots.  Prior to milling, prep work included sweeping and cleaning the parking lot of dirt and debris.  Next, our team applied a tack coat primer and performed transitional milling for a smooth surface.  After milling was complete, hot mix bituminous asphalt was installed and compacted with a multi-ton vibratory roller on days 3 through 5.  Fresh lot marking finished off the project.  The new installation has successfully remedied the drainage areas on both of these large parking lots.
