It’s Paving Season!

Despite some heavy rains lately in the Midwest, our Bridgeview-based team, crews, and equipment are hard at work!

Recently we held our annual safety training at our corporate headquarters in Bridgeview, IL to help kick-off the start of the paving season.  Here at Rose Paving, we utilize mandatory training days to indoctrinate and explain to team members the company philosophy on safety, the proper precautions required of every team member, and various potential hazards associated with particular jobs.

In 2010, Rose Paving teams logged over 30,000 man-hours without a lost-time accident.  We have also invested over 425 hours in safety training for team members in 2010, and continually strive for ways to make our teams safer.  From the use of infrared cameras with the crackseal team and safety vests for all Project Managers and Site Engineers, to a full-time Director of Operations who oversees the safety program, Rose Paving is committed to an accident-free and safe workplace for all employees.

And who could forget?  All winter long, our mechanics and crews are checking and re-checking our trucks, trailers, tankers, and other various pieces of equipment housed at our Corporate Headquarters.  Everything is inspected so that our customers will get the best service possible.

A Closer Look at Lot Marking

Striping a newly paved parking lot is important for two main reasons–aesthetics and safety. The color contrast of a newly striped lot is attractive and promotes a positive image for the property. More importantly, striping serves to direct people safely around the parking lot by designating drive lanes, fire lanes, ADA-accessible areas, crosswalks, and parking spaces.

Striping over various surfaces requires different materials.  For example, striping over fresh asphalt or sealer requires a water-borne coating.  These paints are typically formulated with lead-free pigments and do not contain any “active solvents.”  Striping over concrete substrates requires chlorinated rubber paint for optimal adherence.  These paints are essentially a modified alkyd with strong solvents to promote adhesion and disperse the chlorinated rubber.

Paints should be applied using an airless striping machine at a minimum of 13 mil wet film thickness to ensure long-lasting, high-quality lot marking.  Typical drying time is 30 minutes; however, traffic should remain off the lot for at least one full hour.

Go Bulls!

Things are pretty exciting here in Chicago – the Bulls are in the Eastern Conference Finals, facing the Miami Heat.  Also, a certain Chicago-born star on the team was recently crowned league MVP.  Is it any coincidence that he wears jersey number one and also shares his last name with Chicago’s #1 Most Valuable Paver, Rose Paving?  We like to think this is no accident; rather, the result of two different leaders performing similarly–with hard work, dedication, and a proven track record.

Not only do we share these attributes with the MVP, we are honored to be one of the United Center’s chosen contractors.  Just last week, we completed concrete removal and replacement with ADA inserts in the front of the building, as well as asphalt removal and replacement and lot marking on one of the parking lots.

Asphalt is the material of choice for parking lots across the nation because it withstands heavier loads and, when combined with proper asphalt maintenance, lasts for many years. As asphalt pavement progresses through its performance lifecycle, its appearance diminishes over time.  Therefore, it’s extremely important to develop a pavement management plan so your investment lasts as long as possible.

There are several common asphalt maintenance procedures for parking lots. They include asphalt removal and replacement, resurfacing, and infrared asphalt repair.

Benefits of asphalt removal and replacement include: safety, aesthetics, and structural integrity, as it helps keep pavement in top condition, alleviates any trip hazards, creates a favorable and inviting impression, and helps maximize the overall lifespan of the pavement.  Resurfacing also has its benefits.  It’s a cost-effective structural repair and can prolong pavement life by seven to 12 years.  Plus, adding a layer of asphalt over an existing base can build a stronger, longer-lasting foundation.  Infrared asphalt repair is the best solution for critical repairs – and can be done quickly, and in any climate!  This unique method blends hot-mix asphalt right in with the original and then compacts the area to create a seamless restoration.  This repair is especially convenient on pothole damage and pavement heaving.

A Closer Look at Concrete Repair

Concrete is one of the most important construction materials used in a variety of site structures – especially parking lots!  Well-designed and properly applied concrete offers exceptional durability and long life in any structure.  However, concrete ages too.  In fact, once the mix has been laid and dries, the aging process begins.  As concrete progresses through its life cycle, cracks and holes may form.  Without ongoing maintenance, water may enter through these openings and undermine the substrate.  The most effective form of concrete repair is to remove and replace the deteriorated area.

Settling of poorly compacted fill and/or freezing and thawing of the sub-grade are common causes for concrete instability.  Removing and replacing deteriorated or damaged concrete is imperative to keep structures in top condition, alleviate potential liabilities, and project a positive image on your property.  Concrete removal and replacement can be performed on sidewalks, stairs, curbs, gutters, dumpster pads, dock pads, parking bumpers, walls and ramps.
